What is a HERS rating?
A Home Energy Rating Systems (HERS) rating is a comprehensive analysis of a home’s efficiency using a sophisticated software package. A rating can be created from a set of plans before construction has commenced or for an already existing building. The HERS index is a scoring system in which a home built to the specifications of the HERS Reference Home (based on the International Energy Conservation Code) scores a HERS Index of 100, while a net zero energy home scores a HERS Index of 0. The lower a home’s HERS Index, the more energy efficient it is. Many drafty older homes that lack sufficient insulation have HERS Indexes of greater than 100!
Each 1-point decrease in the HERS Index corresponds to a 1% reduction in energy consumption compared to the HERS Reference Home. Thus a home with a HERS Index of 60 is 40% more energy efficient than the HERS Reference Home.
What can I do with a HERS rating?
A HERS rating may be used to evaluate the performance of an existing home or even one that has not yet been built (based on plans and specifications). The rating can aid in helping a homeowner, architect, or builder determine the most effective details to increase building efficiency to make more informed decisions. A rating may also be used to:
- verify a newly constructed home meets the criteria for the Energy Star® Homes Program
- qualify for an Energy Efficient Mortgage or Energy Improvement Mortgage
- verify that a newly constructed home is eligible for 2005 EPACT tax credit for new buildings.
